We team up with property owners properties which are capable of having the land
sub-divided, most of the time these properties have existing houses on them. Sometimes the houses are lifted and moved, but more often the house remains in the same position and a portion of the yard is divided off which can be sold separately.

Dorothy had been living in the home which she and her husband built back in the 1940’s. She loved living there as it was within closet proximity to her doctor, hairdresser, local shop and all her friends. She had been in the home on her own since losing her husband in the early 2000’s and managing well up until about 5 years ago.

Her kids reached out to us to explore the possibility of sub-dividing off half of her block to then sell. The funds from the sale would allow them to modify the current house to make it more accessible for Dorothy as she got older.

We researched the options and identified a certain zoning law which allowed us to subdivide off part of her backyard. The $380,000 sale from this sub-divided block provided the funds needed to convert Dorothy’s current house to a dual living set-up; allowing a live-in carer to reside upstairs and installing the appropriate accommodation modifications for Dorothy downstairs.
